Camachee Island — Viking service beside the marina

Camachee Island is a marina community on the Tolomato River north of the city centre, and it is the most corrosive environment we work in anywhere in St. Johns County. That is not a figure of speech. A working boatyard sits alongside the residences, the water is open on the exposed side, and there is no stand of trees between the basin and the buildings to break the aerosol carried off it.

Why marina air is worse than beach air

Salt aerosol concentration falls off with distance from open water, and it also depends on how much of that water is agitated. A basin with constant traffic, a haul-out yard and exposed fetch across the river keeps the air loaded most of the day, on winds from more directions than a straight ocean frontage gets. Add the yard’s own airborne grit and the film that settles on metal here is abrasive as well as hygroscopic.

The practical consequence is that we treat every Camachee call as a corrosion call until proven otherwise.

We arrive at Camachee with extraction tooling and replacement hardware as a matter of routine. A service call that turns into a two-hour fastener extraction is a bad outcome for both of us, so we plan for it instead of discovering it.

Small kitchens, front-breathing appliances

The waterfront and townhouse-style residences here have compact kitchens with short cabinet runs. That drives two patterns we see repeatedly. The first is undercounter refrigeration — wine cabinets, beverage centres and refrigerator drawers — used as the primary cold storage rather than as an accessory, so it runs at a duty cycle it was never specified for. The second is that those units are frequently built into joinery with a decorative panel over the toe grille or no rear clearance at all.

Both matter because undercounter refrigeration breathes through its front face. Cover the grille and the condenser recirculates its own exhaust; the compressor then runs continuously and still loses the set point on a hot afternoon. That is an installation finding, not a parts finding, and we write it as one.

Parts, lead times and the cost of a second trip

Access here makes a return visit expensive in time for both of us, so the aim is always to finish on the first one. That depends almost entirely on information we can only get from you before we set out.

One model number can span several parts revisions across a production run, and the serial number is what selects the right one. A hinge, a valve or a board that is correct for the model and wrong for the serial is a wasted window. That is why the first thing we ask for is both numbers off the data plate — on refrigeration it is usually on the interior sidewall or behind the base grille, and it is worth photographing once and keeping on your phone.

With the numbers in hand we can tell you before the visit whether the likely part is a stock item, an order with a lead time, or no longer available at all. That last answer matters most on older undercounter and outdoor equipment, and we would rather give it on the phone than after you have paid for a diagnosis to reach the same conclusion.

Storm exposure

Roughly 68 thunderstorm days a year pass over this part of Florida, and surges reach appliance control boards through the house wiring rather than through the appliance itself. On the water, that combines with a second problem: after a blow, salt spray is driven into places it does not normally reach, including outdoor kitchen equipment and garage-sited refrigeration. Rinsing exposed metal with fresh water afterwards, before it dries, is the cheapest maintenance available here.
