The oven in our range ran well under the dial and cakes came out pale. He logged temperature across three full cycles, found the sensor drifting, changed it and reran the log so I could see for myself that the swing had settled.

Golf-course housing west of I-95, well inland of the salt. Original built-in appliances now a long way into their second decade.

World Golf Village and King & Bear sit west of I-95 off International Golf Parkway, far enough inland that salt air is not a factor. Condensers here load with ordinary dust rather than aerosol, hardware comes apart instead of shearing, and the stainless stays bright. What decides the work on this side of the county is the age of the equipment and the electrical supply behind it.
The residential build-out around World Golf Village and King & Bear largely ran from the late 1990s into the late 2000s. Many of these kitchens still hold their original built-in appliances, which puts them somewhere between fifteen and twenty-five years old — and that is precisely the window in which several independent components come due at once. It is not one failure; it is a cohort of parts reaching the end of their service life within a few years of each other.
| Component | How it presents at this age | What we do about it |
|---|---|---|
| Door gasket | Sweating around the opening, then frost at one corner | Replaced as a unit; a re-seated gasket rarely holds |
| Cam hinge and closer | Doors no longer flush with the cabinet fronts | Box checked for square before anything is adjusted |
| Evaporator fan motor | Warm fresh food with a hard-frozen freezer | Measured running, not by listening at the door |
| Defrost heater or bimetal | Ice sheet across the back panel, then a warm cabinet | Frost pattern photographed and read before parts |
| Ice-maker module | Fills but never harvests, or drops broken cubes | Sequenced, in the order below |
| Relay or control board | Dead display with healthy motors and elements | Supply and ground tested at the outlet first |
The ice maker generates more calls than any other single component in these houses, and it is also the one most often replaced when it did not need to be. There is a sequence, and it is cheap to follow.
First the supply: pressure and flow at the inlet, and the screen out of the valve. A great many “dead” ice makers are a partly closed saddle valve or a kinked line behind the cabinet. Second the fill: volume timed against the cycle rather than eyeballed, because an over-fill and an under-fill produce completely different cube faults. Third the mold thermostat and the harvest heater, read cold for resistance, since a mold that never reaches harvest temperature will hold perfectly good cubes forever. Fourth the ejector and its module, and only then the shut-off arm or sensor that decides whether the machine thinks the bin is already full.
Working that order takes a few extra minutes on site and routinely saves a part.
The inland risk here is electrical. Roughly 68 thunderstorm days a year pass over this part of Florida, and the damage does not arrive through the appliance — it arrives through the house wiring and lands on the lowest-voltage electronics in the machine. The signature is an appliance whose motors, elements and compressor all test fine while the control board is dead or behaving erratically. On a built-in refrigerator that can present as a cabinet that cools normally but has lost its display, its ice maker, or its dispenser.
Long outages do a slower version of the same damage. After the multi-day power failures that followed Matthew in 2016, Irma in 2017 and Helene in 2024, the calls arrived over weeks rather than days as stressed boards and inverter-driven compressors gave out well after the lights came back on.
One model number can span several parts revisions across a production run, and the serial number is what selects the right one. That is why we ask for both off the data plate before the van is loaded — a board or a hinge that is correct for the model and wrong for the serial is a wasted visit for you and a restocking problem for us.
On appliances of this vintage some components are no longer stocked at all. When that happens we say so at the estimate rather than after, and we tell you whether an equivalent still exists in the supply chain or whether the honest answer is that the cabinet has reached the end.
The World Golf Hall of Fame relocated to Pinehurst, North Carolina in 2024. It is no longer at World Golf Village, whatever older directories still say. We mention it only because we would rather be accurate about the neighbourhood than repeat something out of date.

We lost the lower cavity of the double oven after a week of storms. He checked ground and supply at the outlet first, then the boards, and found only the relay board damaged. He replaced it and explained plainly how a surge gets in.

Standing water sat in the sump after every load. He traced it to a drain hose kinked behind the cabinet from when the counters were redone, straightened and reclipped it, and left the pump alone because it tested fine.
