Marsh Creek and Sea Colony sit on the A1A South corridor, with the ocean on one side and the tidal marsh of the Intracoastal on the other. Unlike the older neighbourhoods closer to the plaza, these houses were built from the mid-1980s onward with kitchens drawn around the equipment: a 36- or 48-inch professional range with proper clearances, a ducted hood, a built-in refrigerator in a finished opening. That changes what we get called for.

Different housing stock, different fault list

When the installation is correct, the failures are the appliance’s own. We are not usually here because a range was crammed into a Depression-era cabinet run. We are here because a fifteen-to-twenty-five-year-old built-in has reached the age where hinges, gaskets, ice-maker modules and control boards come due — and because the air on this stretch of island is unusually hard on the parts that have to breathe.

The marsh side is the corrosive side

Ocean salt gets the attention, but the marsh matters just as much. On a falling tide the exposed flats put a humid, salt-laden air mass right against the west side of these neighbourhoods, and the prevailing wind carries it through garages, lanais and outdoor kitchens. The film it leaves is hygroscopic — it pulls moisture out of the air long after the surface looks dry, so metal here spends far more hours wet than the weather record suggests.

Custom panels, and the doors they hang on

Kitchens drawn around the equipment usually mean panelled built-ins, and a decorative panel is not a cosmetic detail to the appliance carrying it. It adds weight at the far end of the door from the hinge, which is exactly where leverage does the most damage, and it hides the fixings that let a door be brought back into line.

So alignment gets checked in a fixed order. The cabinet opening comes first: we check the box for square and the unit for level before touching an adjustment, because a door forced into alignment against a twisted opening will pull its gasket open at one corner and put you straight back where you started, sweating and frosting. Then the hinge itself — cam hinges wear, and so do the anchoring screws in a cabinet that has moved with humidity. Then the panel and its brackets, which are frequently the actual fault: a panel that has dropped a few millimetres reads to an owner as a failed hinge.

Only after all three do we look at the gasket. A gasket replaced to cure a misaligned door is money spent on the symptom, and it will deform again in the same place within a season.

Outdoor kitchens

More houses here have a built-in grill than in any older part of the city, and a built-in grill on Anastasia Island is a consumable installation. Burner tubes perforate from the underside where you cannot see them, hood springs lose tension, and fasteners seize hard enough that we plan on drilling and retapping rather than hoping. We replace burners as a set when one has gone, because the rest have lived the same life in the same air.

Access and scheduling

Both communities are gated. Leaving a gate code or arranging a call-ahead when you book removes the most common cause of a missed window on this side of the Intracoastal. We schedule island work in blocks so a return trip for a part does not cost you a whole second day.

The hood was loud and pulling almost nothing. He went up on the roof, found the cap damper stuck half shut with old grease, cleaned it and rebalanced the blower wheel. Much quieter, still not quite as strong as I remember it being.
