The wall oven door had fogged between the panes and the hinge had sagged out of line. He stripped the door down, cleaned and resealed the glass stack and fitted new hinges so it shuts level. It looks the way it did new.

Newer 32092 construction west of I-95. Young appliances, so the faults are installation, ventilation and access rather than wear.

SilverLeaf and Murabella share a ZIP with World Golf Village, but the houses are a generation newer and that changes the work almost completely. When an appliance is four years old rather than twenty, the fault is rarely wear. It is usually something that was true on the day the house was handed over and has been quietly costing performance ever since.
| Age of installation | What we are usually called for |
|---|---|
| Under 2 years | Installation faults: clearance, gas or water supply, makeup air, levelling |
| 2 to 5 years | Fill valves, ice-maker modules, door alignment, hood noise |
| 5 to 10 years | Fans, valves, seals and boards, most often after a storm season |
The first row dominates in this corridor. Production and semi-custom kitchens are built quickly and to a plan, and the plan does not always survive contact with a professional-grade appliance.
Hood without makeup air. A modern, well-sealed house cannot supply the air a professional hood wants to exhaust. Residential code requires a makeup-air provision above 400 CFM, and the hoods over these ranges are past that. Run it on high with everything shut and the blower spins at full speed while moving a fraction of its rating; crack an exterior door and it suddenly works. The appliance is not faulty. That test takes ten seconds and saves a service call.
A supply line that was never flushed. New plumbing carries debris. It lands on the inlet-valve screen and arrives as slow fill or no fill inside the first year — a five-minute strip-and-clean if it is caught, a replaced valve if it is not.
Duct runs that lost their diameter. A hood ducted through a truss space sometimes reduces, or picks up extra elbows, between the appliance and the roof cap. Every one of those subtracts from delivered airflow, and no amount of hood replacement fixes it.
Clearances taken up by trim. A range or wall oven set into a finished opening with less clearance than the installation instructions require will run its own controls hotter than designed, and it will keep failing until the opening is corrected.
Shared circuits. Built-in refrigeration and electric ovens expect their own supply. Where one has been landed on a circuit that also carries something else, the symptom is intermittent, arrives under load, and looks exactly like a failing board until the outlet is measured.
Half of what makes a built-in repair long has nothing to do with the fault. A column refrigerator has to come forward on its rails before the back panel can come off, and it will not do that if the flooring was laid up to it, if the adjacent island leaves less than the opening width, or if a decorative panel is screwed through the trim into the cabinet. A wall oven sits at chest height, weighs enough to need two people and a lift, and often cannot clear its own opening until the trim is off.
We ask about this on the phone deliberately: what is above, below and beside the appliance, whether the floor is tile or timber, and whether anything has been built up against the unit since it went in. Knowing before we arrive is the difference between a repair and a second appointment.
Roughly 68 thunderstorm days a year pass over St. Johns County, and the surge path into an appliance is the house wiring rather than the appliance itself. In a house whose kitchen was fully outfitted at once, one storm event can take out electronics in more than one machine on the same night while every motor, element and compressor still tests perfectly. When we are called to two appliances at the same address after a storm, that is usually why.
The multi-day outages that followed Matthew in 2016, Irma in 2017 and Helene in 2024 produced the same pattern on a longer fuse: boards and inverter-driven compressors that survived the event failed weeks afterwards.
Some things are not ours to fix. A gas supply that is undersized for the appliance, a duct that has to be re-run through a truss space, and a cabinet opening that is out of square are all trade work, and we will document them with measurements and photographs rather than quietly replace a part that is only reacting to them. Where an appliance is still inside its original cover, using that cover is usually the better move and we will say so before booking anything.
The State Road 16 and County Road 210 corridor is straightforward to reach and most streets are ungated, so we can usually offer a tighter arrival window here than on the island side of the county.

CommunitiesViking is a kitchen appliance manufacturer, and kitchen appliances are the whole of this trade: professional ranges and rangetops, wall and speed ovens, built-in refrigeration, wine storage, dishwashers, ventilation hoods and built-in outdoor grills.
We are not a heating or air-conditioning company. No furnaces, no air handlers, no heat pumps, no mini-splits and no conditioned-air ductwork — the only duct this bench works in is the extraction run above a kitchen hood.
Every address on this page is a kitchen call. If the fault is in the heating or the air conditioning, SilverLeaf has contractors for that and we are not one of them.
Kitchen appliances only — no heating, air conditioning or conditioned-air ductwork.
A band, not a single number: the firm figure is written down after the appliance has been opened and measured, and a range is what you can act on before that. Parts and labour together, fitted, for Viking work in SilverLeaf.
| Repair | Typical range |
|---|---|
| Diagnostic visit | $80 flat |
| Igniter or burner assembly | $210–$560 |
| Oven thermostat or heating element | $180–$610 |
| Control board or touch panel | $410–$980 |
| Refrigeration fan or defrost system | $240–$640 |
| Dishwasher pump or control | $240–$670 |
| Compressor or sealed-system repair | $970–$2,640 |
Flat $80 diagnostic covering the visit and the full diagnostic sequence, credited toward the repair once you approve the work.A written estimate comes before any part is ordered or any labour is billed. The whole published table. Worth fixing, or worth replacing.
The visit is a flat $80 diagnostic, credited toward the repair once you approve it. The repair itself lands in the bands published on this page — igniter or burner assembly $210–$560; oven thermostat or heating element $180–$610; control board or touch panel $410–$980; refrigeration fan or defrost system $240–$640; dishwasher pump or control $240–$670; compressor or sealed-system repair $970–$2,640 — so $80 to $2,640 covers the work described here, parts and labour together. The firm number is written down after the appliance has been measured, never before.
Yes. SilverLeaf sits inside St. Johns County, within the 40 miles of St. Augustine this van works, and the ZIPs we attend there are 32092. Booking is by telephone or through the online page; there is no form on this site.
Surge damage and installation faults, in that order. Storms reach control boards through the house wiring rather than through the appliance, and a rear clearance or duct run that was wrong on the day the kitchen was fitted keeps failing the same part until it is corrected.
No. Viking here is the kitchen appliance manufacturer, not a heating trade — the work is ranges and rangetops, ovens, built-in refrigeration, wine storage, dishwashers, hoods and built-in grills. Furnaces, air handlers, heat pumps and conditioned-air ducting are a different trade altogether, and we say so on the telephone rather than charge $80 to find out.
Ring the bench and describe the symptom. A question that cannot be answered on the telephone is a question that needs a meter on the appliance, and we would rather say so than sell a visit to find out.

The cooling fault was found and put right, and the unit has been steady since. What annoyed me was the wait for the part, which nobody flagged when the visit was booked. Sound work, slow supply.

The simmer setting was not simmering and everything scorched. He adjusted the low flame screw on each burner, then held a pan of water at a bare simmer on all of them before he called the job done.
