Young appliances, so the faults are installation, ventilation and access rather than wear. SilverLeaf and Murabella share a ZIP with World Golf Village, but the houses are a generation newer and that changes the work almost completely. When an appliance is four years old rather than twenty, the fault is rarely wear. Production and semi-custom kitchens are built quickly and to a plan, and the plan does not always survive contact with a professional-grade appliance. ## What we actually find in new houses here **Hood without makeup air.** A modern, well-sealed house cannot supply the air a professional hood wants to exhaust. Residential code requires a makeup-air provision above 400 CFM, and the hoods over these ranges are past that. Run it on high with everything shut and the blower spins at full speed while moving a fraction of its rating; crack an exterior door and it suddenly works. The appliance is not faulty. That test takes ten seconds and saves a service call. **A supply line that was never flushed.** New plumbing carries debris. It lands on the inlet-valve screen and arrives as slow fill or no fill inside the first year — a five-minute strip-and-clean if it is caught, a replaced valve if it is not. **Duct runs that lost their diameter.** A hood ducted through a truss space sometimes reduces, or picks up extra elbows, between the appliance and the roof cap. Every one of those subtracts from delivered airflow, and no amount of hood replacement fixes it. **Clearances taken up by trim.** A range or wall oven set into a finished opening with less clearance than the installation instructions require will run its own controls hotter than designed, and it will keep failing until the opening is corrected. **Shared circuits.** Built-in refrigeration and electric ovens expect their own supply. Where one has been landed on a circuit that also carries something else, the symptom is intermittent, arrives under load, and looks exactly like a failing board until the outlet is measured. ## Access, before anything is ordered Half of what makes a built-in repair long has nothing to do with the fault. A column refrigerator has to come forward on its rails before the back panel can come off, and it will not do that if the flooring was laid up to it, if the adjacent island leaves less than the opening width, or if a decorative panel is screwed through the trim into the cabinet. A wall oven sits at chest height, weighs enough to need two people and a lift, and often cannot clear its own opening until the trim is off. We ask about this on the phone deliberately: what is above, below and beside the appliance, whether the floor is tile or timber, and whether anything has been built up against the unit since it went in. Knowing before we arrive is the difference between a repair and a second appointment. ## Storm season and control boards Roughly 68 thunderstorm days a year pass over St. Johns County, and the surge path into an appliance is the house wiring rather than the appliance itself. In a house whose kitchen was fully outfitted at once, one storm event can take out electronics in more than one machine on the same night while every motor, element and compressor still tests perfectly. When we are called to two appliances at the same address after a storm, that is usually why. The multi-day outages that followed Matthew in 2016, Irma in 2017 and Helene in 2024 produced the same pattern on a longer fuse: boards and inverter-driven compressors that survived the event failed weeks afterwards. ## Honest limits Some things are not ours to fix. A gas supply that is undersized for the appliance, a duct that has to be re-run through a truss space, and a cabinet opening that is out of square are all trade work, and we will document them with measurements and photographs rather than quietly replace a part that is only reacting to them. Where an appliance is still inside its original cover, using that cover is usually the better move and we will say so before booking anything. ## Access and scheduling The State Road 16 and County Road 210 corridor is straightforward to reach and most streets are ungated, so we can usually offer a tighter arrival window here than on the island side of the county. ## What a visit costs A flat $80 diagnostic, credited toward the repair.
